This 40.4 acre property is has an interesting blend of terrain including valleys, a small forested mountain, jungle, and a beautiful, large creek with lovely waterfalls. Flat areas along the creek are ideal for planting with fertile soil. The property is lushly forested with many large native palm trees including cohune and bay leaf palms, tropical hardwood trees and other native species. An enchanting, established nature trail travels up the mountain along a deep ravine carved out over time by the natural spring.

We have left most of the property as undisturbed forest and jungle. We have fenced in the orchard and living area of about 3 acres. Another 1.5 acre section along the creek and at the upstream end of the property has also been cleared of underbrush, leaving the larger trees, for a park-like area. Elevation of the property ranges from 250' (76m) to 580' (177m).

The land is surrounded by large parcels of undeveloped land which provides privacy, peace and quiet. Many properties in the Cayo District that offer the pristine qualities of this property are much more remote. Also, most large properties in the Cayo District are flat, so having hills provides a sense of cozy privacy, cooler temps than the San Ignacio area (sometimes by 5-10 degrees) and often more rainfall.

Many tropical birds, including toucans, parrots, hummingbirds, wood peckers and in the winter many migratory birds are regular visitors here. We also often see many colorful butterflies, including the magnificent blue morpho.

The Creek

Beautiful small waterfalls are at 5 different points along the creek and huge hardwood trees and cohune palms tower above its banks. The largest waterfall section has a great swimming area about 8 feet deep.

The creek is very large (20'/6m wide at most points) and flows along 1000' (305 meters) of the property. It is a seasonal creek - this means that it is active during the wet season, which is roughly June through April. The creek is dependent on rainfall, so its flow is much less in years of low rainfall and very good in years with heavy rain.
